What Makes a Custom Duplex ‘Luxury’?

At FutureFlip, we have designed and created 24 (and counting) luxury custom duplexes in and around Sydney and the South Coast, and have worked to create a brand that is recognisable for our polished finishes, use of natural materials, Australian contemporary design and quality craftsmanship. Amongst this, we have learnt exactly what it requires to elevate your custom duplex to a “luxury” duplex.
Luxury comes down to the finer details, the invisible engineering behind the finishes and functions of your home. It’s what creates those small moments of joy as your life, and your home, evolves.
So, how do we create a ‘Luxury’ Custom Duplex?
Functionality
Your home needs to be functional, end of story. The average Australian spends 6,000-7,000 hours at home a year, so having a home that is functional and practical can be the deciding factor between whether you love or loathe the space you call home. How does this translate into a luxury custom duplex?
Duplexes naturally are already at a tension crossroads as we are attempting to create a home fit for a whole family, in a smaller than average space. So, bringing a little luxury in is vital. At FutureFlip, we want your duplex to feel like a mansion, with independent zoning of decks, gardens, verandas so that each side’s outlook experiences the same luxury. The way you plan the interiors is just as important, how you position your stairwell to maximise space, do you add storage underneath? Do automatic lights turn on when said storage is opened? Are the doors soft closed?
One of our favourite things to do in duplexes to really create a luxurious, custom experience is add a skylight and voids. These really help to open up the space, creating the illusion of a larger interior and draw in natural light that could have otherwise been lost with the removal of a whole side of your home’s window potential.
Sustainability
Sustainability has always been at the forefront of what we do, and it’s so great to see it become an important part of our clients’ visions too within the past few years. With a duplex, you have the pressure of two households sharing the same footprint, which means that sustainability matters more than ever. At FutureFlip, we treat sustainability as the baseline for what our homes deliver: comfort, longevity and cost-effectiveness. So, how does sustainability actually show up in a luxury custom duplex build?
This is where the design really shines through. Work with the land, and base your floorplan around it entirely. The way you position your windows, voids, shading, decking and gardens should all revolve around the orientation of the sun and the wind so you can maximise light, heat and cross ventilation throughout the home. This avoids the homeowner relying on mechanical systems to do the heavy lifting for you.
The materials you use matter too. Natural, durable materials such as concrete, timber cladding, quality external finishes aren’t just an aesthetic signature for us, they’re a sustainability decision. Durability and performance can not only look good, but often mean less maintenance and less time wasted for you.
The result is a duplex that doesn’t compromise on luxury to be sustainable — the two go hand in hand. A home that’s efficient to run, comfortable in every season, and built with materials that age well is a home that keeps giving back to the people who live in it, long after the final coat of paint.
Aesthetics
Last but not least, an aesthetically pleasing duplex will always look and feel more luxurious. But, there is a method to the madness. The finishes, polishes, materials, layouts and architecture must all work together in order to create the look and feel you’re going for. Stone, timber and concrete are all beautiful materials to work with, but if the architecture that integrates those materials together is off, the whole sense of luxury and cohesiveness will be lost.
This is where FutureFlip really sets ourselves apart from the rest of the design and construction industry. Our team consists of both designers and builders, meaning that everything is done under one roof by our incredibly talented and knowledgeable team. When you work with FutureFlip, our team will carefully work to craft a home that is built for you, that works for you and your lifestyle, and provides you with the luxury you deserve within your custom duplex home.
At the end of the day, luxury in a custom duplex isn’t one single feature you can add to your home, it’s what happens when functionality, sustainability and aesthetics are considered together, from the very first line drawn on the floorplan. It’s the skylight that floods a stairwell with light, the orientation that means you rarely touch the aircon, and the stone benchtop that’s as practical as it is beautiful. That’s the difference between a duplex that simply looks the part, and one that truly feels like home, twice over.
If you’re ready to build a custom duplex that doesn’t compromise on any of it, we’d love to hear from you.
